Relocating to Waxhaw NC: What to Know Before You Move

Melissa Trinkl, CLT Luxury

If you're relocating to Waxhaw NC, you've probably already noticed that it keeps appearing on lists of the best places to live in the Charlotte area — and that the homes here look different from what you'd find closer to the city. Larger lots. Quieter streets. A downtown that still feels like a town. This guide covers what buyers moving from out of state actually need to know, including how to tour homes remotely and what to expect when you arrive.

Why Buyers Choose Waxhaw When Relocating to the Charlotte Area

Waxhaw sits in Union County NC, about 25 miles south of uptown Charlotte. That distance is part of the appeal. You're close enough to the city for work, dining, and the airport — but far enough that the pace is different. The streets aren't congested, the lots are larger, and the downtown has independent shops and restaurants instead of chain retail.

The town itself has a historic district along South Main Street with brick storefronts, a weekly farmers market, and a walkable feel that's rare in the suburbs. It's the kind of place where people stay longer than they planned.

Waxhaw vs. Charlotte comes down to what you're optimizing for. Charlotte proper offers proximity and density. Waxhaw offers space, established neighborhoods, and a community that's harder to find closer in. For buyers moving to the Charlotte area who want a home with a real yard, a cul-de-sac lot, and room to spread out, Waxhaw consistently delivers more per dollar than comparable suburbs north or east of the city.

Union County also has its own school system — separate from Charlotte-Mecklenburg — which draws buyers who prioritize that distinction.

Lot Sizes and What You Actually Get

One of the first things out-of-state buyers notice is the lot sizes. In many Charlotte suburbs, a quarter-acre is considered generous. In Waxhaw, it's common to find homes on half an acre, three-quarters of an acre, or more — especially in established neighborhoods like Brookmeade.

That extra land changes how a home feels. There's room for a pool, a detached garage, a sport court, or simply a backyard that doesn't back up to another house. For buyers coming from markets where outdoor space is limited or expensive, Waxhaw can feel like a reset.

How to Tour Homes From Out of State

Moving to the Charlotte area from another state doesn't mean you have to fly in for every showing. Most buyers in today's market do a significant portion of their search remotely — and the tools for doing that well have improved considerably.

Video walkthroughs, FaceTime tours, and dedicated property websites make it possible to get a real sense of a home before you book a flight. A good relocation realtor will walk you through the home on video, answer questions in real time, and flag anything the listing photos don't show.

912 Manorwood Drive is a good example of how this works in practice. The property has a full video tour available at 912manorwood.com — not a slideshow, but a walkthrough that covers the layout, the finishes, and the lot. Out-of-state buyers have toured it remotely and scheduled in-person showings after. The home is vacant, which makes scheduling straightforward.

A Note From Melissa

I relocated from Arizona to Charlotte in 2023, so I know this process from the inside. I know what it's like to research a market from 2,000 miles away, to tour homes on FaceTime, and to make a decision without the luxury of driving by every weekend. That experience shapes how I work with relocation buyers — I try to give you the information I wish I'd had.

If you're considering Waxhaw, 912 Manorwood Drive is worth a close look. It's a 2018-built home in Brookmeade with 4 bedrooms, 4 full baths, 3,830 square feet, a study, a den, a bonus room, and a 0.94-acre cul-de-sac lot — priced at $989,900 and move-in ready November 4th. The full video tour is on the property site.
